RENTAL POLICIES AND RULES:TO GUARANTEE YOUR RESERVATION: Advance deposit equal to 1/2 your total reservation. Full payment of rent is due 30 days prior to your arrival unless other arrangements have been made at the time of reservations. You must be 25 years of age or older to rent this property. You will be asked to leave with No Refund if this rule is violated. 

ACCIDENTAL DAMAGE WAIVER: Every guest reservation is required to include an Accidental Damage waiver of $100. This waiver will cover accidental damages to the unit during a stay up to $500. If the damage to the property exceeds $200, the guest is responsible for the balance and the pre-authorized credit card we have on file will be charged. All damages must be reported to manager by each guest immediately in order for the waiver to cover the damage. This Damage Waiver does NOT cover intentional damage, theft, or excessive cleaning, or any damage or flea infestation caused by a pet. Please do not hesitate to report an accident as this waiver is in place to protect the property but also encourage guests to work with the managers. 

DAMAGE: Any damages found upon arrival need to be reported to the office at (843)785-2242 by 8 a.m. the day after arrival so you are not charged for damage you did not create. Guests will be responsible for any damages or theft thereafter. Accidents causing damage need to be reported upon occurrence by calling (843)785-2242. 

CANCELLATIONS: For a refund of monies, cancellation must be in writing and received 60 days prior to arrival. Cancellations made outside of 60 days are subjected to a $300 cancellation fee. For cancellations made between 60-30 days from arrival will forfeit 50% of their deposit. For cancellations made 30 days or less of arrival, the cancellation fee will be the forfeiture of the entire deposit. Please see section below for the monthly rental cancellation policy. Cancellation Insurance is available for an additional fee. (This insurance is available only to guests who reside in the U.S. and Canada. Third party reservations are also not eligible.) No refunds will be given for early check-outs or no-shows. 

TRIP INSURANCE: We recommend purchasing travel insurance to protect the payments you’ve made under this Agreement in the event you may need to cancel. If Guest has purchased travel insurance, any or all trip reimbursement will be subject to the policy terms and conditions. The travel insurance agreement is between Guest and the Policy Provider. Hilton Head Properties R and R is not the policy provider. 

CHECK-IN TIME: 4 PM – if you would like to request early check in please call one of a vacation planners a few days before checking in to see if that service is available, this is not guaranteed. 

CHECK-OUT TIME: 10:00 AM – if you do not depart by 10AM you will be charged an additional 1/2 night’s rate and if you do not depart by 12pm you will be charged a full night’s rate and are still required to vacate property. 

Pets- Well-behaved dogs over the age of one year are permitted at this “pet friendly” properties. A non-refundable pet fee per pet is required. Guests must clean up any dog waste. Dogs are not allowed on any furniture at any time and should not be left unattended. No cats or other pets are allowed. If any evidence of an undisclosed animal is discovered during or after the stay, guests will be charged a minimum of a $1000 fee for ionization, carpet cleaning, and any additional cleaning needed in order to return the property to its original condition. In addition, any and all damages caused by an animal are the sole responsibility of the Guest. 

RENTAL RULES: Our properties have rules and information you will be given prior to check-in. Smoking (and vaping) is not allowed in any of our properties. Please note that if you bring a pet to any unit that does not allow for pets you will be charged a minimum $500 to your credit card. Additional charges maybe incurred if damage or association fines occur. All our properties are privately owned and require a security deposit for loss and damages if you elect not to purchase the Damage Protection Insurance. Terms of Service for SMS Communications: 

  1. SMS Consent Communication: The information Phone Numbers obtained as part of the SMS consent process will not be shared with third parties for marketing purposes. 
  2.  Types of SMS Communications: If you have consented to receive text messages from Hilton Head Properties R & R, you may receive messages related to the following: Follow-up messages, updates about your reservation, arrival instructions, and/or maintenance.
  3.  Message Frequency: Message frequency may vary depending on the type of communication.
  4.  Potential Fees for SMS Messaging: Please note that standard message and data rates may apply, depending on your carrier’s pricing plan. These fees may vary if the message is sent domestically or internationally. 
  5.  Opt-In Method: You may opt in to receive SMS messages from Hilton Head Properties R & R in the following ways: Verbally, during a conversation, By submitting an online form, By filling out a paper form.
  6.   Opt-Out Method: You can opt out of receiving SMS messages at any time. To do so, reply "STOP" to any SMS message you receive. Alternatively, you can contact us directly to request removal from our messaging list.
